Cancellation and other policies. We have to do this!

  • Check-in time at El Nido is 4:00 PM. Check-out time is 10:00 AM. Early check-ins or late check-outs are occasionally possible. Please ask and we’ll make every effort to accommodate you. 

  • Total booking charges (less any taxes) are non-refundable unless we are able to re-rent the facility through a confirmed reservation, less a 20% handling charge of the total rental.

  • Rates are subject to change without notice.

  • We reserve the right to rent to parties under the age of 25 at our discretion.

  • Smoking is not permitted anywhere inside El Nido, including on the deck. Smoking is permitted outside; but please be mindful of disposal of smoking materials so to not ignite dry brush. During dry spells, the fire hazard is substantial. There is a penalty of $250/day plus the cost of cleaning for smoking inside.

  • No illegal substances are permitted on the property.

  • Sorry, we really love animals, but no pets are allowed.

  • El Nido is cleaned before and after your departure. A mid-week cleaning is available for $150.00 if booked and paid for in advance. 

  • We use a cistern for our water and ask that all guests PLEASE conserve water, which is very precious on the island. Conserving water whenever possible is greatly appreciated.

  • Noise travels easily at the complex. There is a noise curfew  from 10:00PM to 7:00 AM (V.I. Code tit. 19, § 2041) in all residential areas on St. John. Please be respectful of our neighbors.

  • Lost or stolen personal items are the sole responsibility of the guest. The guest will have a set of keys and will be solely responsible for the safekeeping of personal items including locking El Nido during their visit.

  • If the condo becomes unavailable due to irreparable damage, owner will issue a full refund and make every effort to help guest find alternate accommodations.

  • Any damages to the condo or its contents during the occupancy period caused through guest actions or negligence are the sole responsibility of the guest. Guest shall reimburse the owner for all damages/costs above the amount of the damage protection policy or damage deposit.

  • We assume no responsibility for personal effects left behind, forgotten or lost at El Nido. We will do our best to find and return any missing items if you notify us. We'll then be happy to return them to you charging whatever the cost is to send back to you. 
  • Please notify us of any problems encountered during your stay upon discovery. Minor problems will be addressed after your departure to minimize any inconvenience.

  • We reserve the right to enter the premises when the property or systems are in need of repair, but will never do so without first notifying you. We will make every effort to schedule repair work so as to minimize disruptions of your stay.

  • We can't promise that there will be no interruption for services we have no control over. These include, but not limited to electrical service or internet. We'll make every effort to expedite restoration as quickly as possible. No refund or rate adjustment will be given for unforeseen failures/interruptions of these services.

  • We require guests to either purchase a $59 non-refundable Security Insurance Policy through VRBO/HomeAway or pay a $1,500.00 damage deposit refundable after check-out. If damage occurs during your stay, you must notify the us immediately. If malicious or intentional damage occurs, it will be your responsibility to reimburse us for the full replacement costs including attorney’s fees if necessary.

  • All rentals are subject to the 12.5 % U. S. Virgin Islands Hotel Tax.

  • We recommend that you purchase travelers insurance, especially when traveling during hurricane season, which is July through October.

  • The numbers of guests permitted in El Nido needs to match the number on your confirmation. Bringing an extra guest not specified after reservations are made must be pre-approved by us and you will be charged the additional person guest fee of $125.00/night.
